Remodeling a Phoenix Home for Sale
Our renovation helped this homeowner get $110,000 over the original listed price.
This home is in a desirable location here in the Valley and had a pool, but the decor—including the setup in the kitchen and bathrooms—was outdated.
From faded pool tiles to the checkered kitchen floor, this home had a long way to go to attract buyers at the price point the homeowner was seeking.
After originally listing the home and getting only a handful of disappointing offers, the homeowner decided to take action. They asked PJH to draw up a plan for remodeling their home so as to maximize the return-on-investment once sold.
Our team met with the homeowner. Since the client intended to sell the home, we had the freedom to make the best-possible changes for ROI and attracting buyers. This allowed us to plot some important changes that still fit within the project budget.
One of the most significant changes to the property was a new covered porch. PJH received approval from both the HOA and the city to add this to the home. PJH took care of all the logistics of the project, from materials to construction.
Our experts went to work. We removed tile and linoleum from the floors. We refinished the cabinets and installed new countertops in the kitchen and bathroom. Where possible, original materials were kept in-place to reduce costs, such as the bathtub and the fireplace.
Sometimes, it’s the small things that matter. Replacing the tile in the pool or adding new light fixtures might not seem like that big of a deal, but they really brought this home out of the 1970s and into the current decade. That mattered when it came time to re-list the home.
With our changes completed, we re-listed the home at $290,000.
Unsurprisingly, buyer interest in the home was far higher than the original go-around. Ultimately, after several offers, the home went under contract for $310,000. That’s $20,000 more than even we projected!
